The Residential Tenancy Regulation 2014 are changing as of 23 March 2020 and there are many changes that will commence on that date. One of these is that the time frame for providing tenants with a copy of by-laws for strata properties is changing. Currently, a tenant must be given a copy of by-laws for a strata property within 7 days of entering into a lease. As of 23 March 2020, a tenant must be given a copy of the by-laws prior to entering into the lease, not afterwards. In addition, if the strata complex is being considered for development and there is a renewal committee in place, a tenant must be informed of this. There is a difference when the property is not strata, but is a community title property, the agent/landlord still has 7 days after signing the lease to provide the tenant with a copy of the by-laws.
